FM Manager
We are looking to recruit an FM Manger to join our well-established team in the North East. The position is to be based out of Stockton on Tees, and the role will cover the North East.
Job Description
– Accountable for the delivery of FM services for several clients for managed properties across the retail, industrial and office property sectors.
– Undertake regular visits to all managed property to inspect and identify repairing requirements. Document visits and follow up to conclusion, any property repairs and maintenance.
– Work closely with 3rd party contractors who provide services to the managed properties.
– Work with compliance risk assessors to deliver the requirements of compliance audits with instructions to contractors.
– Liaise with tenants to ensure that statutory leasehold obligations for maintenance and repair are met.
– Meet with the tenants to provide liaison on repairing matters and to discuss services being provided for the building.
– Have a broad knowledge of building systems and be able to meet and instruct contractors on maintenance, testing and repairing in relation to site operated plant and equipment under the control and responsibility of the landlord (client).
– Ability to prepare works specifications for repairs and maintenance.
– Assist with the revenue budgets and identify any variances (in liaison with the property manager).
– Ensure that legal compliance is maintained across all managed buildings.
– Prepare service charge budgets (in liaison with the property manager).
– Liaise closely with 3rd party suppliers ensuring all planned & reactive works are responded/resolved within SLA.
– Keep the site reports and Health & Safety files.
– Monitor PPM jobs to ensure works are being raised and actioned accordingly.
– Responsible for liaison with client and contractors for provision of various services to include carrying out regular inspections, preparing performance reports, and ensuring delivery of services.
– Responsible for aspects of tenant moves and changes, including property hand-over, keys, meter readings.
– Assist in monitoring of internal and external fabric condition, project manage repair or remedial works as required, managing costs, etc. for each element.
– Project management to include client liaison, financial tracking and management, delivery to agreed schedules etc.
– Prepare information and reports to include participation at client reviews.
Essential Requirements
– Excellent communication and interpersonal skills and the ability to deal with customers and peers – in person, on the phone and in writing – in a professional and courteous manner.
– Proficient in Microsoft Office including Excel, Word and PowerPoint.
– Proven experience in an FM role
– Excellent knowledge of FM functions and good knowledge of Health & Safety requirements within buildings.
– Excellent problem-solving and decision-making skills.
– Strong ethical standards.
– Ability to work to high levels of confidentiality.
– The ability to work confidently, calmly, and methodically. Be self-motivated and focused on delivery.
– Excellent interpersonal skills.
– A strong sense of teamwork
– A flexible and ‘can do’ approach.
– Full UK driving license.
– Member of the British Institute of Facilities Management (BIFM) is preferable, but not necessarily essential.
